There are approaching 200 pieces of legislation to comply with when renting residential property and this burden continues to increase each year and the penalties for non-compliance can be extreme to a landlord both financially and in very serious cases custodial.

LETS COMPLY Property Rental Experts are a specialist Residential Lettings and Property Management service, with offices in Boston and, from April 2023 will have opened an office at 58 North Street, Bourne, PE10 9AB.

The business was opened in April 2021 by owner, John Thorogood (MARLA*), who was a police officer with Lincolnshire Police for thirty years (seventeen of them in Bourne) before retiring. In 2008, he moved into the Residential Lettings industry, employed by a well-known, prestigious, independent Letting Agent in Boston. He became a well-respected Property Manager and then, in 2015, Training and Development Manager, remaining in post until the business was acquired by a Corporate Agent in 2021. He then decided to use his knowledge and experience to open his own agency.

WHAT’S OUR AIM?

Our aim is to provide the best standard of service possible at a cost-effective level; to maximise our landlords’ incomes and save money for our clients.

For tenants, we aim to provide a duty of care and ensure the property they rent is maintained to a good living standard.

We provide a range of services, from Full Tenancy Management to Let Only, and can also carry out Empty Care Inspections or manage refurbishment of rental properties.

WHAT WILL WE DO?

At Lets Comply we will appraise the property and provide you all the information needed to get the best price and tenant for your home with a tailored and bespoke plan, we will also carry out a full compliance check of all the required documentation relating to the letting of your property, for example Deposit Protection, Gas Safety, Electrical Safety, EPC but to name but a few of the elements of the assessment.

An essential part of the property inspection is to ensure that HHSRS legislation is being complied with, something local authorities are very keen to enforce to ensure tenants are safe and have decent accommodation in which to live. We will also give advice and answer any questions you may have; all will be done in a friendly and honest manner.

We will then provide a written report including photographs of our findings with recommendations and any action that may be required.

We will also provide comprehensive inventories which comply with the requirements of the Tenancy Deposit Schemes should a dispute arise.

PROPERTY MANAGEMENT

We provide a Property Management Service providing a selection of options for landlords, namely Full, Basic and Let only. A Deposit Registration facility will also be provided.

A personal, high quality service at a very realistic fee will be available together with a refreshing approach to managing property.

Carry out and prepare professional inventory (including photographs) for tenancy – to include two copies of the inventory using Imfuna software.
Referencing and credit checks

Inspections – using Inventory Base Software (charged on the number of Bedrooms in the property)
Check-in of tenants at start of tenancy using Lets Comply inventory report
Check-in of tenants at start of tenancy using inventory provided by landlord
Check-out inspection and report at end of tenancy
Prepare and send Dilapidations letters to tenants at end of tenancy
Negotiation of deductions between landlord and tenant(s)
Rent review and service of Section 13 notice
Prepare and serve section 8 and/or section 21 notices
Arranging contractors for works and checking on completion (if required)
